Most maintenance pricing in Dubai is designed to be discovered later: a low callout figure on the phone, then parts, transport, evening rates and a diagnosis fee assembled on your doorstep after the work is done. The bill arrives, not the quote. We work the other way round. Here is exactly how our pricing is built, including the AED 200 refundable inspection fee, why it exists, and why we do not publish invented job prices to lure calls.

Fixed written quotes, before work starts

Every job we undertake is priced as a fixed written quote, itemising labour and parts, agreed before any work begins. If the job turns out to be different from the diagnosis, we stop, tell you, and requote; we do not discover additions mid-task and present them as unavoidable. The shortcut model relies on the opposite: a vague verbal figure, a fault that conveniently grows once the ceiling is open or the unit is stripped, and an invoice that bears no relation to the phone conversation. Fixed quoting disciplines us as much as it protects you, because we carry the risk of our own diagnosis, which is precisely why our diagnosis is thorough. Landlords with several units can budget from our quotes without a contingency line for surprises.

The AED 200 inspection fee, explained honestly

We charge AED 200 for a diagnostic inspection, and the fee is refundable in full against any work you instruct. Why charge it at all? Because proper diagnosis takes a qualified technician's time on site: pressure readings, amp draws, isolation testing, moisture mapping, whatever the fault requires. Contractors who diagnose free recover the cost by selling you the repair their diagnosis happens to recommend, which is an obvious conflict. Our fee pays for findings you own whether or not you proceed, and if you do proceed, it costs you nothing. If you decline the work, you leave with a documented diagnosis you can take anywhere, which is worth more than AED 200 in a market where the free inspection is a sales visit in disguise.

Why we do not publish job prices

You will not find a price list on this page, and any maintenance company that publishes one is either quoting for jobs it has not seen or planning to adjust on arrival. A water leak might be a failed washer or a corroded riser needing a section replacement; an AC fault might be a capacitor or a dying compressor. The honest answer is that the price depends on the diagnosis, which is why we price after inspecting, in writing, with the refundable fee credited if you proceed. What we can commit to in advance: no chargeable work without your approval, no unitemised materials charges, no rates changed after the fact, and emergency rates stated on the phone before anyone is dispatched.

Contract pricing and portfolio rates

For annual maintenance contracts, pricing is fixed for the contract term: the annual fee covers the scheduled servicing and inspection scope written into the agreement, and any repairs during the term are quoted at held contract rates, not peak-season rates. This matters most in summer, when reactive callout pricing across the market rises with demand and the landlord without a contract pays the July premium on every fault. Portfolio owners receive pricing structured across their units, grouped by building and community so that attendance is efficient and the saving is passed on. We will not be the cheapest quote you collect. We intend to be the one whose invoices match its quotes, which over a five-year holding period is the cheaper option by a distance.

Common questions

Is the AED 200 inspection fee really refundable?

Yes. The AED 200 is credited in full against the quoted work if you proceed, so the inspection costs you nothing beyond the work you were going to commission anyway. If you decline the work, the fee stands, and you keep the written diagnosis and findings to use however you wish, including taking them to another contractor for comparison.

Will the price change once work has started?

No, not without your written approval. If we open a fault and find the scope differs from the diagnosis, we stop, explain the difference and issue a revised quote for your decision before continuing. The original fixed quote stands for the work as described. Invoicing matches the quote line for line, with parts and labour itemised.

How do emergency rates work?

Emergency attendances outside standard hours carry emergency rates, and the applicable rate is stated on the phone before we dispatch anyone, so you decide with the number in front of you. If we judge the fault can safely wait until standard hours at the lower rate, we will say so. The refundable inspection fee applies the same way, day or night.
