Coils: chemical cleaning versus a rinse

The evaporator coil and condenser coil are where heat exchange happens, and in Dubai's dust and humidity they foul steadily with a cement-like layer of dust and biological growth. A fouled coil insulates the refrigerant from the air, so cooling drops while the compressor runs longer and hotter to compensate. The market shortcut is a water rinse through the grille, which cleans the visible face and nothing else. Proper servicing removes the coil or accesses it fully and cleans it chemically, both sides, with the drain protected from the cleaning solution. On ducted and cassette units this means opening the unit properly, which takes hours rather than minutes. That difference is the difference between a unit that recovers its capacity and one that merely looks attended to.

Refrigerant: leak tracing versus top-ups

Refrigerant does not get consumed; it escapes. So when a technician tops up your gas and leaves, he has refilled a leaking system and taken payment for hiding the fault, and the same weakness returns within weeks or months. Our process is to measure operating pressures, verify the charge against the nameplate, and where it is low, trace the leak: UV dye, electronic sniffing and bubble testing on joints, caps and the evaporator itself. Leaks are found at flare connections, corroded coils and aged service valves. We repair or replace the leaking component, pressure test, evacuate the system and recharge by weight, not by guesswork. A system holding correct charge protects the compressor, which is the single most expensive component in the unit.

Drainage: the fault that floods ceilings

Most AC water damage in Dubai is not a failed pipe but a neglected one. The condensate drain carries away water stripped from the air, and in this climate that water grows biological slime that narrows the line until it blocks, at which point the drain pan overflows through the ceiling below. Proper servicing flushes the full drain line, clears the pan, checks the float switch that should cut the unit off on high water, and confirms the line falls correctly to the discharge point. The shortcut is to pour something into the pan and declare it clear. For landlords, this is the highest-value item in the whole service: a flooded ceiling means plaster, paint, a tenant claim and a void period, all preventable in twenty minutes of correct drainage work.

Ducting, airflow and electrical checks

On ducted systems, the ducts decide whether your cooled air arrives anywhere useful. Leaking joints, crushed flexi and detached insulation waste a substantial fraction of generated cooling into the ceiling void, and dirty or damaged grilles unbalance airflow between rooms. How often should AC be serviced in Dubai?

For residential units running through the Dubai summer, we recommend at least two full services a year, before the hot season and midway through it, because coils and drain lines foul quickly under continuous load. Heavily used commercial systems may need quarterly attention. Filter checks between services are worth doing monthly, since a choked filter alone can measurably reduce airflow and cooling.

Why does my AC need gas every year?

It should not. Refrigerant circulates in a sealed circuit and is not consumed, so a system needing regular top-ups has a leak that nobody has traced. Each top-up pays to hide the fault while the system runs inefficiently and risks compressor damage. We trace and repair the leak, then recharge by measured weight, which ends the annual top-up cycle permanently.

Can you service ducted and central AC, not just splits?

Yes. We service split units, cassette units, ducted systems and central plant, including AHUs, FCUs and the associated ducting and drainage. Ducted systems need coil access, drain work and duct inspection that split servicing does not, and we quote those as the more involved job they genuinely are.
